How do I do this? Great question and its an easy answer, the banks and major lenders pay me to find them borrowers because they respect my licensing, education and experience. With so many loan options available, which one should you choose? There are several mortgages that I recommend my clients consider when planning for a new mortgage. Many even have No Cost Options.

30yr / 40yr / 50yr Fixed (0-80% LTV, 90-100% Single LTV) - Although most people refinance, buy or sell every 3-7 years (Ask yourself how many years in between your Refis, Sales, Purchase?) Some people want the feeling that rates will stay the same throughout the life of their loan. I have never met a client whom has keep a loan for 30yrs, but some may think they might. I can appreciate that, but do not recommend them because historically they have higher payments than Hybrids and give you no flexibility in hard times. Also the fact that they do not offer the fianancial flexibility of a hybrid loan. I also do not recommend  15yr loans because you can achieve the same thing with a 30yr or 40yrloan and they are generally not much lower in rate. I can show you how to achieve the same goal with a 30 yr while giving you more flexibility and options in hard times if you need it, without having to refinance again. It is possible to go to higher LTV's with these loans but will either require PMI or a concurrent second. The 40/50 yr has become popular recently because it offers a lower payment but usually is due in 30 yrs and the rate is higher than a 30 yr which balances out to not being much lower in payment. The hybrid I/O loan offers more lower payment options with the flexibility in payment that the 30yr fixed P/I (Principle & Interest) cannot offer.
